The site has been, and is currently being used for agricultural purposes.

Zoning and Overlay Districts

The site is currently zone Light Industrial (LI). The Light Industrial zoning district consists of commercial enterprises involved in research and development, light manufacturing, packaging, warehousing, distribution, and skilled mechanical trades. The uses permitted within this district are primarily uses that will take place inside of a building, will have minimal or no outdoor storage, and do not emit detectable particulates, odor, smoke, gas fumes, light, vibrations or noise beyond the property lines.

Property is also located within the Interstate 10 Zoning Overlay District. Overlay zoning district is a special zone placed over an existing zoning district. The overlay zone includes a set of regulations that is applied to property within the overlay zone in addition to the requirements of the underlying or base zoning district ( for example: additional landscaping, screening, sign regulations or other development regulations meant to either protect a scenic route/resource or enhance development in certain areas).

There is an existing 8-inch water line to the site.


No wastewater is currently available to the site. Wastewater would need to be extended to the site. Extension to the closest manhole is about 2,500 linear feet. The City of Seguin Utility Engineer has prepared an opinion of probable construction cost for the extension of a wastewater line. That estimate has been included with this marketing package. Septic would also be considered as an allowable use.


Three-phase electric service is available to the site. Electric utilities are provided by GVEC. The Grein Place property is a little over a mile from the GVEC Seguin West substation. The Seguin West substation has a power transformer rated at 20 MVA, of which 8 MVA is free to serve new loads. Additional capacity can be obtained by upgrading the existing power transformer to a 40 MVA rated unit if required. There are two feeders from the Seguin West substation in the area to serve this potential load, each rated at 28.5 MVA line capacity. These circuits are Seguin West circuits 3 and 4. Each of these circuits have backup capability from the GVEC Geronimo Substation on Cordova road and Highway 123.

Utility service provided by CenterPoint Energy. Infrastructure can be extended to the site to service user.
