Seguin’s housing market is booming. There are currently over 7,000 residential lots that are either tied to a development that is under construction, or tied to a development with plans in review by the City of Seguin. Currently, there are nine subdivisions under construction within the City of Seguin and more expected to break ground in the near future.

Many questions have been asked about the status of these new residential subdivisions. Due to a wetter than normal fall and winter in South Texas, subdivisions such as Arroyo Ranch and Navarro Oaks have experienced delays with construction. With that being said, crews are working hard to get these projects back on schedule, and developers are hoping to start delivering homes to future residents as soon as possible. Details pertaining to some of the more notable residential developments happening in town can be found below:

Arroyo Ranch

This residential subdivision is located at the southwest corner of State Highway 46 and FM 725, near Vogel Elementary School. Arroyo Ranch is expected to deliver nearly 1,100 homes at full buildout. Weather has made for some slow progress on site work, but the developer is working diligently through the 1st phase of the project, which will deliver 197 homes by DR Horton. The developer is targeting full completion of Phase 1 around October or November of this year. Phase 2 plans have been submitted to the City of Seguin for review and include over 200 additional lots. The developer plans to immediately move into Phase 2 of the project once Phase 1 is completed.

Hiddenbrooke

Located along State Highway 46 between Interstate 10 and Rudeloff Road, Hiddenbrooke is a new residential community being developed by Century Communities. At full build out, Hiddenbrooke is anticipated to deliver about 500 new homes. Phase 1 of the project is currently under construction and will deliver 122 new homes. With several homes already on the ground, prospective homebuyers will be able to choose from nine affordable one-story and two-story floor plans ranging from 1,014 square feet to 1,844 square feet with one or two-car garages. Pricing starts in the high $170's.

King Street Duplexes

Located at King and Lucile Streets, just north of Kingsbury Street (US 90), this duplex development will deliver 44 duplex lots, or 88 total units. The land development phase of the project is in its final stages, as streets have been paved and are now going through the final acceptance process with the City. The developer is hoping to start construction on the duplex units themselves within the next 4 weeks, with the hope that the final product will be move in ready before the end of the year.

Navarro Oaks

Located off Martindale Road, just east of State Highway 123 Bypass, the Navarro Oaks subdivision will deliver 342 new homes to Seguin at full build out. Though rain has slowed the progress of road and infrastructure construction, the developer anticipates that the home builder, DR Horton, will start going vertical with new homes in the Fall. Phase 1 of this subdivision will deliver 145 homes, with prices anticipated to start in the $220’s.
