(Seguin) – No matter what direction you face, Seguin is growing in that

direction. Whether single-family or multi-family dwellings, Seguin’s housing market is “booming.” According to city of Seguin, officials report “over 16,000 residential housing units – units that are either tied to a development that is under construction or tied to a development with plans in review by the city.

Today, the Seguin Daily News continues its series on the city’s growth with a look at housing developments that are on their way up citywide.

According to its proposed housing dashboard, city officials report 56 new subdivisions.

While locals may have looked around and wondered who would be filling these new housing units, Josh Schneuker, the executive director of the Seguin Economic Development Corporation, is assured that developers have done their due diligence and are ready to help the city embrace its new residents.

“When these developers are looking to put down, for example, multi-family development, they are doing their due diligence. They are going to make sure they are putting a product that they know is going to be competitive. It’s going to see a lot of activity, and it’s going to fill up. So, before some of these newer multi-family developments that are under construction right now, we had occupancy rates in the multi-family sector – really 95 percent or above. So, there weren’t a lot of vacancies and options here and we haven’t seen a lot of development so this is going to I think fill that gap of new product that we need,” said Schneuker.

Over the last several months, construction crews have been hammering away at several new subdivisions and apartment complexes. Schneuker says he believes these housing units will be vital to enhancing the local workforce and finally allowing commuters to call Seguin home.

“The folks that are going to end up moving into these developments and living there, they are going to be working really across Seguin and just might not have found that housing stock that they were looking for, so this continues to again diversify our housing portfolio. It’s giving an option to folks who might work here but just couldn’t find that appropriate piece of housing that they wanted to move into yet and then also, again just with the continued growth of Seguin and all of South Central Texas, apparently more people are just going to be moving here and now we’ve got a variety of different housing products for them to choose from – from these Class A multi-family developments to the single product that we see coming out of the ground,” said Schneuker.

While all the new housing might be a surprise for most folks, Schneuker again reminds the community that it is the result of years of planning.

He says growing responsibly has been key for the city of Seguin.

“The city is still very engaged with a lot of housing developers and in our housing map online, the numbers have increased. I think now we are up to about 16,000 dwelling units in our development pipeline. So, these developments can sometimes take years to kind of come to fruition so we finally got some of these deals that we might have been working on in the background over the past couple of years now starting to go through the predevelopment process,” said Schneuker.

The number of developments, however, is still set to grow. He says that’s because he believes Seguin is now the newest destination for folks to live, work, and play.

“I continue to be encouraged. Obviously with the rooftops that we continue to see added to Seguin but also the continued interest from the developer community as well. Folks want to be in Seguin. They see it as I think a destination location now for single family development, industrial development, commercial development. So, a lot of things are really trending in a positive direction for our community,” said Schneuker.

On Tuesday, the SDN shared the city’s plan to grow smart and responsibly – a plan that according to city officials has already been in the works for the last several years.

As reported, Seguin’s growth shows no signs of slowing down. Over the past 10 years, Seguin has seen nearly a 25 percent increase in population, and since 2020, the Seguin population has grown 13.5 percent.
