Main Street announces next steps for Wells Fargo redevelopment

(Seguin) — Following the public meetings held in the spring, the City of Seguin and consultants have been working on putting that vision down on paper. And that process has been the development of a General Land Use Plan (GLUP) for the site.
The GLUP is the document that dictates the details of how the site will be developed and includes information on preserving the historic structures, height restrictions, business uses, parking, setbacks, activation of the street level, signage, and much more.
The GLUP has been reviewed by the Historic Preservation & Design Commission, approved by the Planning & Zoning Commission, and will be going to City Council on Tuesday, September 3.
“The GLUP is the most important document for this project as it puts it in black and white of what developers will be allowed to construct,” said Kyle Kramm, Main Street & CVB Director/Historic Preservation Officer for the City of Seguin.
At the same time as the GLUP was being developed, the Cityhas been working on advertising the opportunity to the development community. The Request for Qualifications was released on Wednesday, August 28 and a site tour was held on Thursday, September 5 for any interested developers to visit and see the property.
Developers have until Oct. 1 to submit their statements of qualifications. A committee will review and score the statements and make a recommendation to City Council on which developers should continue in the selection process. That short list of developers will then receive a Request for Proposals in early December in which they will tell us their vision for the site, potential tenants that they would have, and much more information. Once the proposals are received, the committee will then score and select the top firm to begin negotiations on the future of the site.
This is an exciting opportunity for downtown Seguin and the end result will be a project that benefits the entire community.
