Seguin will soon have a pair of new retail centers on State Highway 46 that will include an urgent care and pizza restaurant.

The projects will add about 15,000 square feet of retail space to the Seguin West Marketplace with Mueller Ventures developing 7,650 square feet on a 1.47-acre tract and Alan Murph building a 7,800-square-foot center on 1.17 acres of land, Seguin Economic Development Corporation Director Josh Schnueker said in a news release.

“With all the growth that we are experiencing in the city and throughout the surrounding area, the demand for new retail space along the 46 corridor in Seguin is in high demand,” Schnueker said. “The development of these two new retail centers will create opportunities for new retailers to enter the Seguin market. This will help expand and diversify the retail options that the citizens of Seguin can access without having to leave the trade area, ensuring the continued growth of our tax base.”

The developers broke ground on the two properties near Caterpillar, along State Highway 46 just south of Interstate 10.

Quality Urgent Care will anchor the development through Mueller Ventures located on State Highway 46 just north of Burger King. When completed, the medical facility will be 4,150 square feet

“The remaining 3,500 square feet is divisible and available for lease with the endcap space offering drive-thru capabilities,” Schnueker said.

The second retail center is under development from Seguin’s Domino’s Pizza franchise owner Alan Murph. Located at the corner of Best Drive and State Highway 46 South, Murph plans to relocate the existing Domino’s store to the new location.

“I’ve had the privilege to own the Seguin franchise since 1993 and have seen the city grow leaps and bounds since then,” Murph said. “Our new location on State Highway 46 will position us for long-term success in Seguin. The new location will provide better access to all the new homes and businesses that are booming in Seguin, while at the same time helping the Seguin economy grow by delivering new leasable retail space to the market. I’m very excited to play a part in the growth of Seguin.”

At 1,800 square feet, the restaurant will anchor the new center. Murph is in the process of leasing the remaining space.

The new retail shopping centers are coming at a time when the city is experiencing tremendous growth, Schnueker said.

“There are currently more than 20 new residential subdivisions under construction within the city limits,” he said. “In addition, the city of Seguin has issued nearly 2,000 residential building permits over the past two years. Given the current pace of residential growth that the city is currently experiencing, city officials anticipate Seguin’s population could double over the next 10 years.”
